About the villa

The villa is a brand new, 424 square meter, 3 story, 4 bedroom, 4 bathroom villa on 648 square meters of land.

The ground floor is a self contained apartment with one bedroom, one bathroom, and a living room/kitchen.

The second floor is the main living area, with a huge open living room and western style custom kitchen, and a guest bedroom and bathroom at the back. The front of the living area is mostly glass doors for natural light, a bright, open feeling and easy access to the large covered deck area with spectacular mountain views.

The third floor houses the master and second bedrooms, each with its own on-suite bathroom, leading to a large deck with wide open views of surrounding mountains and partial views of Phuket's Big Buddha statue.

A roof level deck has wide open panoramic views, including Big Buddha view, and provides a shade area for the bedroom level deck.

Three floors plus a roof deck provide for a very spacious living area with excellent views, fresh breezes and no mosquitoes on the upper levels, while preserving plenty of space for the pool and garden.

All bedrooms have air conditioning and all rooms have ceiling fans. The use of natural ventilation, high ceilings and 8" think insultaion vitually illiminates the need to use the air conditioning however.

The construction is to the highest standard available in Thailand and is built by a profession, licensed Thai engineer and the property owner, who is also the author of the popular book, "How to buy land and build a house in Thailand". The finishing details are impeccable and natural materials and designs, together with modern convince are used throughout.

About the pool and garden

The pool is a 10x5m natural pool set in a lush tropical natural setting of rocks, trees and tropical plants. A 3 meter high artificial rock and waterfall at the deep end of the pool provides a fun climbing, jumping and diving area and also serves as the pump room and garden storage shed. A fish pond at the shallow end of the pool leads to a small waterfall and stream.

The entire garden is set in different levels with natural stone walls, grass, trees and tropical flowering plants.

There is parking under the house for 2 cars plus motorcycles so no garden space is wasted on parking.

The land is surrounded by a 2m high perimeter wall which is entirely covered with bamboo and bougainvillea for a natural look and high security. The wall is wired with sensors to the security system making the property highly secure.

About the neighborhood

We are down a quiet soi (side street), about 800m from of the main road, Wiset road, which leads to central Phuket. There are many multimillion dollar villas on our soi and the area is growing in popularity every day, with about 5 major building projects underway within 500m of the house.

We are on the lower slopes of a mountain and there are many great, shaded  nature walking and hiking areas on the mountain side, 3 minutes walk from the house.

About Rawai and Phuket

Rawai is the southernmost part of Phuket and is hugely popular with expats and long term visitors from Europe and around the world. Rawai is home to some of the best beaches and views in Phuket, and the world, yet is quiet and relaxed; far from the pesky Tuk Tuks, tailor shops and busy traffic.

The house location is however very convenient; only 3 minutes to Lotus Tesco, 5 minutes to Villa Market (import foods) and a big Home Pro, and less than 15 minutes to some of the best restaurants on the island, many fun bars and entertainment spots and plenty of local culture like local markets, Phuket old town, etc. and best of all 10 minutes to Nai Harn and the less well know but spectacular, Yaa Nui beaches. Yaa Nui beach is home to probably the best snorkeling on the island and seems to be almost totally overlooked by the tourist crowds.

There are many low cost beach front restaurants along Rawai beach in the evening and a fishing boat pier and fish market where you can buy fresh seafood and have it cooked to your choice in the neighboring restaurants.

For people with families, there are many Thai and international schools in Rawai, Chalong and Phuket town area.

A little further from the house (about 15 minutes) is Central Festival, Phuket’s premier shopping mall. The world famous, anything goes beach/tourist destination, Patong, is about 25 minutes drive. Kata beach is a little closer at about 15 minutes from the house. We are about 30 minutes drive from Phuket International Airport and about 45 minutes from Sarasin Bridge.

Phuket has one of the best climates in Thailand, with clean fresh air from the Andaman sea on most days, moderate temperatures rarely going above 32 or below 25 and fairly consistent rainfall throughout the year which keeps everything green and fresh and the gardens looking great.

The property is for sale, freehold or long term lease for 11.5 million baht. Contruction is due to finish in March 2012. Move in can be ready by April or May 2012.

The land has Chanoht land title (the best in Thailand) and is in a very safe location. We are about 25m above sea level and one killometer from the sea so there is no chance of tsunami waters reaching the land. We are at the top of a gentle slope, so there is no chance of flooding or landslide.
